The Normington family have recently become the first family to move into Peter Ward Homes’ exclusive new development, The Manor in Gilberdyke. This marks the first milestone for The Manor, which has had a remarkable amount of interest from many buyers, keen to get a taste of a Peter Ward home.

John and Lorraine Normington were amongst the first buyers lucky enough to find their perfect family home. After seeing the old Captains Close development in Goole, completed in 2012, the family were impressed with the quality and precision of the build. They then went on to enquire about this current development in Gilberdyke. After viewing many of the house types available at The Manor, they fell in love with three bed, semi-detached home, called The Woking.

Mrs Normington said, “When we first saw The Woking we knew it was for us. We love how much space there is – especially in the Kitchen and Utility Room. Not to mention the perfect location. Words can’t describe it. It’s just fantastic. We couldn’t be more thrilled to finally be in our brand new home. It was definitely worth the wait and it was great value for money.”

The Woking is just one of 7 house types available at The Manor. With a mixture of detached, semi-detached and terraced houses, there is something for everyone.

One person who has seen just how happy the family are, is Peter Ward Homes’ Sales Representative, Sarah Shepherd. Sarah has guided the Normington family through the process of purchasing their home, to make it as easy and unnerving for them as possible.

She said, “ It’s great to see John and Lorraine have settled in well and are enjoying their new home. It just goes to show how the right home can make a real difference to your life. People search and search for their perfect home and think they will never find it. Fortunately, this family have and we are delighted they have found it with us. It has been a pleasure to get to know them and we would like to wish them the best of luck in their new home.”

Mrs Normington also took this opportunity to say a few words.

“On behalf of my husband and son, we would like to thank Sarah for all the help she has given us in the past year. She has been fantastic. We couldn’t have asked for anything more.”

Lucky winner, Jayne Rudd receives her iPad Air!

Lucky winner, Jayne Rudd receives her iPad Air!

The winner of the iPad Air draw, at the Peter Ward Homes Open Weekend, was this week presented with her prize by Sales Representative, Sarah Shepherd.

Jayne Rudd, 47, from Brough, was the lucky winner of the prize draw after attending the Open Weekend at The Manor in Gilberdyke with her Mum.

She said, “I’d heard about the Open Weekend through Rightmove. I was browsing the Peter Ward Homes website and phoned up to enquire. They then invited me to attend the Open Weekend. When I was there I was asked if I wanted to enter the prize draw so I thought why not. I never expected to win.”

Ms Rudd attended the Open Weekend in the hope of finding a three-bed, detached home. She took a particular liking to one house type that had everything she was looking for.

“I’m wanting to downsize from my four-bed detached to a three-bed. I have two sons who are ready to fly the nest so I no longer need the extra room. I really liked the look of The Wansford. I loved the layout of the house. We spend a lot of time in the Kitchen and Dining room so to have so much space in that area is perfect. Also the bi-folding doors featured in the show home were amazing. It was just lovely.”

The Open Weekend at The Manor in Gilberdyke and Habrough Fields in Immingham proved to be very successful with double the amount of visitors compared to previous events. One of the main talking points was the stunning new show home at The Manor. The four-bed, detached home, The Hertford caught the eye of many, who proclaimed they ‘loved the layout and design’.

Sales Representative, Sarah Shepherd explained the reasoning behind the Open Weekend: “ The Open Weekends are just one way we make it easier for buyers to get as much help and support as possible when looking for a new home.

It’s not until you speak to the team on-site that you realise there are so many different ways to help you purchase what you’re looking for. We couldn’t be more thrilled with the turnout from this year’s event. It was our busiest yet. The iPad Air prize draw was just part of the excitement on the day and so we would like to take this opportunity to congratulate Jayne on being the lucky winner.”

Jayne said, “I’m absolutely elated to have won. I’ve never won anything. I’ve actually been looking at buying an iPad recently. I thought I might treat my self but luckily I didn’t. It couldn’t have come at a better time. Thank you Peter Ward Homes.”

First Time Buyers – Corey and Laura

To help buyers through the process of finding and purchasing a new home, local house builder Peter Ward Homes held an Open Weekend at the Manor in Gilberdyke and Habrough Fields in Immingham. Prospective buyers were able to visit the developments where the Sales Representatives and an Independent Financial Advisor were on hand to help with any enquiries that they had. This was not the first successful Open Weekend for the company, with previous events proving to be just as popular. It seems, from the large numbers who attended, that this really is the right time to buy, with many people jumping at the chance to find their perfect home.

The new show home officially opened at The Manor over the weekend and visitors were able to get an exclusive first look at what to expect from a Peter Ward Home. The four bed, Hertford, left many buyers gushing at the impeccable design and layout with many proclaiming ‘they would happily move in now!’

First time buyers, Corey and Laura, were amongst the many people keen to get a look at the new show home. “We really love how modern the design is. It’s great to see that every house is different in style but are all of the same high quality build and finish standard”.

Corey and Laura have recently bought a three bed, Peter Ward home at the sister site, The Willows in Goole. They came to Gilberdyke, as the show home in Goole will not be ready until early May.

They continued, “For first time buyers, the Addington that we have chosen, is perfect. It has everything we are looking for and thanks to Peter Ward Homes the process of buying has been made easy and stress free. We can’t wait to move into our new home.”

To add to the excitement of the event, Peter Ward Homes were also giving visitors the chance to win a 64GB iPad Air in a free prize draw. Entries came flooding in throughout the weekend with both Saturday and Sunday proving to be as equally as busy.

Managing Director, Peter Ward shared his thoughts on the event: “ It’s great to see so many people take advantage of the Open Weekend. We want to help people as much as we can. We want to show them it’s not difficult to purchase a new home. Once buyers get the opportunity to see the show home and speak to our Sales Representatives and advisors the process becomes much easier. It allows you to get a clearer picture of what you are looking for and how you can go about getting it. That’s what the Open Weekends are all about.”

If you’re a first time buyer or are looking to move up or down the property ladder, Peter Ward Homes offers a range of house types to fit various lifestyles. With a mixture of two, three, four and five bedroomed homes there really is something for everyone.

One buyer who has just recently moved in to a three bed Woking end terrace at Habrough Fields, is Jean Garnett. “ I originally wanted to sell my old house using Peter Ward Home’s FreeSell package. However I ended up selling it using their estate agent recommendation, but as a normal sale. My new home is absolutely wonderful, it is so well built and so much thought has gone into the design. You can choose from a wide range of fitments to personalise it. They have thought of everything down to the smallest detail. And to make things even better the site here is perfect, its well located and laid out and everybody is so friendly. It’s a real community. Quiet enough when you want it to be but if you need any help then everybody will lend a hand. I certainly made the right move coming to Habrough Fields”

Help to Buy ISA – Opening doors for First Time Buyers

ThinkstockPhotos-466037151

If you are finding it difficult to raise a deposit for your first home, then your luck may be about to change. In the final budget before the general election, Chancellor George Osborne, announced the Help to Buy ISA, aimed at assisting first time buyers secure funds for their new home. This new approach mirrors other existing schemes and changes made over the last few years and show a positive outlook towards the future of the housing market.

Under the new Help to Buy ISA, you can save up to £200 a month towards your first home and the government will then boost your savings by 25%. That’s a £50 bonus for every £200 you save. The minimum bonus you can receive is £400, if you can save £1,600. The maximum is £3,000 if you can save £12,000.

New accounts will be available for 4 years but once opened, there’s no limit on how long you can save for. Buyers can initially deposit £1,000 when the account is opened, as well as up to £200 normal monthly savings. If a first time buyer is able to start their ISA with the maximum £1,000 deposit and can save £200 per month, they could have enough deposit to buy a £125,000 starter home within 21 months. If two people are buying together and can each save the same amount they could have enough money saved to be in their new home within a year.

With this scheme being introduced in Autumn this year, there’s no surprise house builders are feeling optimistic about what is to come. Peter Ward, managing director of Beverley-based Peter Ward Homes, has expressed his views on the government opening doors to first time buyers, who are struggling to source sufficient funds.

Peter said: “ The new Help to Buy ISA now means first time buyers have that extra support and encouragement to save towards their dream home. By saving £200 a month, breaking it down means you are effectively having to save less than £7 a day with a £50 bonus at the end of every month you save. With this new proposal in place and the reduced stamp duty rates, people can take advantage of the help provided and see they can buy their perfect home.”

The Help to Buy ISA will be available through banks and building societies. Interest rates will be set, differing just as with regular cash ISAs. This means you will earn interest like a normal cash ISA as well as getting the bonus at the end.

So if you’re a first time buyer and could benefit from an added bonus, start saving and you could be moving!

Winner of Christmas Photo Contest receives prize!

Christmas is the one time of the year where it is completely acceptable to decorate your house with trimmings, tinsel, fairy lights and endless amounts of chocolate. So when Peter Ward Homes announced it was running a competition for the most over the top and creative decorations, it was no surprise so many jumped at the chance to impress.

Mr and Mrs Donkin receive their Linx 7 abler from Peter Ward Homes' creative partners, Communique Advertising.

Mr and Mrs Donkin receive their Linx 7 tablet.

The Christmas photo competition was run through social media, to find the most creatively decorated home. It encouraged Peter Ward Home residents to upload their Christmassy themed home, tree and garden, in hope of winning a brand new Windows 8, Linx 7 tablet. The competition took off from the offset with multiple entries flooding in. From a bay window, to a fireplace, Christmas was beginning to spread for Peter Ward Home owners but it was Andrew Donkin who took the prize with his ‘amazing wall of light.’

Mr Donkin lives at the popular Peter Ward Homes development, Habrough Fields in Immingham with his wife. It was his idea to enter the competition in hope of winning a new tablet.

Andrew shared his thoughts on the win, “I can’t begin to describe how overjoyed we were to hear we had won the Peter Ward Homes Christmas competition. This is only our third Christmas at Habrough Fields and we have tried to improve our display every year, so it’s very flattering to win something like this, and something we are both immensely proud of.”

This is not the first time the award winning housebuilder has had success with an online contest as the iPad mini prize draw back in October proved to do equally as well. Peter Ward Homes have a rapid presence on social media and constantly look to interact with their homeowners in any way possible.

Andrew continued, “Winning has been a fantastic start to the Christmas season. A big thank you to all at Peter Ward Homes for this prize and also for the high quality finish of our Habrough Fields home.”

Take advantage of lower stamp duty!

You can purchase your perfect Peter Ward Home with help from government-backed schemes such as Help to Buy.

You can purchase your perfect Peter Ward Home with help from government-backed schemes such as Help to Buy.

With the recent announcement from Chancellor, George Osborne, that stamp duty tax rates are to be changed, we thought we would give you a insight into what this now means for house buyers and how it can help you purchase your brand new home.

What is stamp duty?

Stamp Duty is a tax that everyone in the UK has to pay when purchasing a property. This is charged on any property you buy e.g. flat or house. The rate you pay depends on the price of the property.

What’s changed?

Stamp duty was previously charged, as a single percentage of the entire property price, with fees increasing at the threshold of the rate bands. This meant there was a £5000 tax difference between a property priced at £250,000 and one which sold for just £1 more. Sounds ridiculous right? Well, you’re in luck as this is no longer the case.

The new rates are as follows: (Percentage of portion of property price)

0% up to £125,000

2% up to £250,000

5% up to £925,000

10% up to £1.5m

12% above

From now on anyone purchasing a property above £125,000 will only pay the rate at which the proportion of the price fits in. So for a house costing £295,000 you will pay nothing on the first £125,000, 2% on the next £125,000 and 5% on the remaining £45,000.

What does this mean for Peter Ward Home buyers? An average Peter Ward property sells at £175,000 costing the buyer an additional £1750 tax fee. With the new rules in place, only £50,000 of the overall price will be taxed, saving the buyer £750. What this means is you can now buy a property without the extra worry of raising high additional fees and with the help of Government-backed schemes such as Help to Buy, buyers have more help now than ever before.
