The success of phase 1 and 2, have proved just how much homes are in demand in this semi-rural location.To help you get to know Immingham a little bit better, we have put together a list of facts to show just what a great place it is to live.

1. Immingham is a town in the North East Lincolnshire unitary authority of England. It is situated on the southwest bank of the Humber Estuary, and is 6 miles north-west from Grimsby. It is just 3 miles from the M180/A180, giving access to major towns and cities including Scunthorpe and Doncaster, and via the Humber Bridge to Hull and York.

2. Habrough station is just one and a half miles away, with regular services East and West, linking with the main network via Doncaster.

3. Two airports, Humberside and Robin Hood are close by and offer low cost charter flights.

4. Immingham has a sports centre, swimming pool and a golf club. Public houses include the County Hotel, the De Kyme Hotel, the Mayflower and the Bluestone Inn.

5. In 2008 the Port of Grimsby and Immingham was the UK’s largest port by tonnage. It is owned by Associated British Ports and is a constituent port in the Hull and Humber Ports City Region and is a port used frequently by various shipping agents.

6. Oasis Academy Immingham is the main secondary school serving the area. The school was formally known as The Immingham School.

7. Up until the turn of the 20th century Immingham was a rural village, dependent on agriculture. The advent of the railways encouraged speculators to utilise its location on the coast to build a deep-sea dock to rival that in nearby Hull.

8. The town contains a memorial marking the site of the 1608 departure of the Pilgrim Fathers to the Netherlands.

9. Close to Immingham, oil is refined at the Lindsey (at North Killingholme) Oil Refinery by total and at the Humber refinary (at South Killingholme) by Phillips 66.

10. During the First World War, Immingham was a submarine base for early submarines. During the Second World War, Immingham became the shore base of Lord Mountbatten and the docks hosted his famous vessel, HMS Kelly.

The winner of the iPad Air draw, at the Peter Ward Homes Open Weekend, was this week presented with her prize by Sales Representative, Sarah Shepherd.

Jayne Rudd, 47, from Brough, was the lucky winner of the prize draw after attending the Open Weekend at The Manor in Gilberdyke with her Mum.

She said, “I’d heard about the Open Weekend through Rightmove. I was browsing the Peter Ward Homes website and phoned up to enquire. They then invited me to attend the Open Weekend. When I was there I was asked if I wanted to enter the prize draw so I thought why not. I never expected to win.”

Ms Rudd attended the Open Weekend in the hope of finding a three-bed, detached home. She took a particular liking to one house type that had everything she was looking for.

“I’m wanting to downsize from my four-bed detached to a three-bed. I have two sons who are ready to fly the nest so I no longer need the extra room. I really liked the look of The Wansford. I loved the layout of the house. We spend a lot of time in the Kitchen and Dining room so to have so much space in that area is perfect. Also the bi-folding doors featured in the show home were amazing. It was just lovely.”

The Open Weekend at The Manor in Gilberdyke and Habrough Fields in Immingham proved to be very successful with double the amount of visitors compared to previous events. One of the main talking points was the stunning new show home at The Manor. The four-bed, detached home, The Hertford caught the eye of many, who proclaimed they ‘loved the layout and design’.

Sales Representative, Sarah Shepherd explained the reasoning behind the Open Weekend: “ The Open Weekends are just one way we make it easier for buyers to get as much help and support as possible when looking for a new home.

It’s not until you speak to the team on-site that you realise there are so many different ways to help you purchase what you’re looking for. We couldn’t be more thrilled with the turnout from this year’s event. It was our busiest yet. The iPad Air prize draw was just part of the excitement on the day and so we would like to take this opportunity to congratulate Jayne on being the lucky winner.”

Jayne said, “I’m absolutely elated to have won. I’ve never won anything. I’ve actually been looking at buying an iPad recently. I thought I might treat my self but luckily I didn’t. It couldn’t have come at a better time. Thank you Peter Ward Homes.”

Sarah Shepherd is one of our longest working Sales Representatives at Peter Ward Homes and we caught up with her to chat about what life is like working at Peter Ward Homes.

How long have you worked for Peter Ward Homes?

I’ve been here since 1998 so it will be 17 years this May. It doesn’t feel that long though.

What made you want to be a Sales Representative?

I’ve always worked in this industry. I like meeting people. I’ve only actually been a Sales Representative for Peter Ward Homes because I like the quality of his build. Its important when your selling a property, whether it’s a 2 or a 5 bed, that the quality of the build is good. Buyers get that with a Peter Ward home.

What’s the best thing about working at Peter Ward Homes?

Working for Peter Ward Homes. They are a very good company and very good to their staff. They build a product that you can be very proud to sell. It’s what we believe. I wouldn’t have worked for them for all this time if they weren’t.

What is a typical day like for you? 

It varies really. We open up the show house, check our emails, contact people that have interest in the development and want to be updated. We also show people around the development and explain all about Peter Ward Homes and the properties we have.  It’s all about the customer – satisfying their needs and finding the right property for them.

 How has the job changed over the years?

It’s changed massively because the lenders are more stringent with the process and it’s understandably more difficult to get a mortgage now. But government-backed schemes such as Help to Buy have made a huge difference.

What do people look for the most when buying a home? 

The quality and design of the build. If they didn’t like the quality they wouldn’t buy it. I spoke to a surveyor not long ago who said she had visited our Sandholme Park development, which started back in 2000. She said to me ‘that site still looks as good as it did 10 years ago’. So I think that just goes to show how good the quality of the houses are. And also more importantly they are great value for money.

What advice would you give to a new Sales Rep? 

Always be polite and treat your customer the way you would like to be treated yourself.

Buying your first home is a huge decision and can seem a daunting prospect. At Peter Ward Homes, we have helped thousands of buyers take the first step onto the property ladder. To help First Time Buyers, we have come up with 5 top tips to help get you started on looking for your new home.

1.  Do your research!

As a First time buyers you need to know as much as you can about the market. Research the area where you are considering buying. What are the facilities like? What about transport links? Check on line or visit the area to get a real idea of what it might be like to live there.

2. Financial support 

Calculate the likely ongoing costs of all things such as heating, lighting, stamp duty etc. before finalising the maximum price you will pay for your first home. Get as much advice as possible on how much you can borrow, what deposit you will need and how much to allow for all the costs. It is best to take this step before you start viewing to ensure you are looking at appropriately priced properties.

3.  Selection 

Know what you are looking for – whether it’s a 2, 3 or 4 bed. Work out what kind of property you need. Who are you catering for? What area do you want to be in? Knowing what you want will make it easier when it comes to looking for your property.

4. Get family/friend advice 

Speak to people who have already been through this process as they will be able to give you advice and guidance. They may point out issues that you may not have considered.

5. Visit a number of show homes 

Make sure to have a good look round a number of potential properties and list the pros and cons of the ones you see. Don’t be swayed by the design of the kitchen etc. the position of the property is the first thing to focus on as it is the one thing that can’t be changed. Also consider the size and layout.

Prospective buyers were able to visit the developments where the Sales Representatives and an Independent Financial Advisor were on hand to help with any enquiries that they had. This was not the first successful Open Weekend for the company, with previous events proving to be just as popular. It seems, from the large numbers who attended, that this really is the right time to buy, with many people jumping at the chance to find their perfect home.

The new show home officially opened at The Manor over the weekend and visitors were able to get an exclusive first look at what to expect from a Peter Ward Home. The four bed, Hertford, left many buyers gushing at the impeccable design and layout with many proclaiming ‘they would happily move in now!’

First time buyers, Corey and Laura, were amongst the many people keen to get a look at the new show home. “We really love how modern the design is. It’s great to see that every house is different in style but are all of the same high quality build and finish standard”.

Corey and Laura have recently bought a three bed, Peter Ward home at the sister site, The Willows in Goole. They came to Gilberdyke, as the show home in Goole will not be ready until early May.

30th Easter festival – Immingham Golf Club

 

easter-118At Peter Ward Homes, we take great pride in helping out the community where we can which is why we leapt at the chance to contribute towards the Immingham Golf Festival. Every year Immingham Golf Club encourage the involvement of all age groups, genders and abilities, to participate in one of the best and most popular Easter Golf festivals in the UK. To commemorate 30 years of this exciting event, the golf club put on a spectacular 3 day festival bigger and better than previous events.

A large selection of high quality prizes where on offer for the winning teams at each of the 3 days of the festival period including a brand new car, a holiday to Portugal and many more. Participants where able to experience a relaxing day of Golf on the parkland course, followed by a meal in the high quality restaurant served by friendly staff.

As a sponsor of the festival we were able to represent one of the holes in the Texas Scramble that took place on Saturday 4th April. Each hole represented a prize that could only be won if the player scored a hole in one. The Peter Ward Homes hole was worth a tailor-made golf club set but unfortunately no one was lucky enough to score a hole in one.Despite the lack of wins, the festival was a great success and everybody was in great spirits. It just goes  to show, coming together as a community can result in a great celebration.

If you are thinking about buying a new-build home then visiting a show home may be a good start. Show Homes allow you to really visualise your family living their as well as  get a feel for the quality and finish of the build. However before visiting a show home, there are a number of things you may want to look out for in order to help you get a better idea of the place you are looking for. We have compiled a list of all the necessary things to consider.

1. Condition of the site 

At Peter Ward Homes not only do we take pride in the embellishment of our homes, but the sites too. A tidy and well managed site gives a great first impression and a good indication that your new home will be built with quality workmanship in mind.

2. Which way does the house face?

South facing windows can improve the energy efficiency of a home because solar energy warms the walls and floors of a building. However north facing windows offer more consistent quality of light.

3. Timescales

When is the house likely to be ready and completed to move into? It is natural to want to move in as quickly as possible but your chosen plot could be a few months from completion.

4. Personalisation

Everyone loves to make their home their own, so one thing to consider would be whether you can make certain areas of the house your own taste. At Peter Ward Homes buyers can choose a number of finishes to their home.

5. Warranty cover

One of the main things to check is whether the builder is registered with the NHBC. Peter Ward Homes is covered by the NHBC’s ten-year build mark meaning your home is covered before it is even completed.

6. Furniture

Take measurements of large items such as beds, sofas and dining room tables and then measure up the space in the show house to check your belongings will fit. It is also a good idea to check what storage is available to fit extra items around the house.

The code gives you protection and rights to purchasers of new homes. All you need to do is ask to see a copy of the code and make sure you are protected during each stage of the buying process.

9. Energy Efficiency 

Buyers are able to view a copy of the homes Energy Performance Certificate as this will give you a good indication of how energy efficient the home is and how much the utility bills are likely to cost. Ask to see if the home has any renewable technologies that reduce bills even further.

10. Council Tax banding 

Find out which council tax band the house will be allocated to, and what current yearly change is for that band.

Rachel Davies is the newest member of the Peter Ward Homes family.

We have recently welcomed a new friendly face here at Peter Ward Homes, to help guide and support buyers in the process of finding their new home. Rachel Davies, 26, has been appointed as the newest Sales Representative and will be initially based at the Habrough Fields development in Immingham. This role comes as an almighty change for former blue coat Rachel, who has previously spent the last few years professionally singing at weddings and functions across Europe including a spell in Germany where she toured the army camps.

Cleethorpes local, Rachel, began her roll in late December 2014 and has since been on a number of training days. In addition to her new role at Peter Ward Homes, Rachel is currently studying for a Psychology degree at the Grimsby College of higher education where she hopes to gain knowledge that will help her thrive in her new part time job. She continued, “I chose to do a Psychology degree as I know it plays a big role in Marketing. I would like to progress my career in sales and I think Peter Ward Homes will be a good platform to do so. I already love it here; it doesn’t feel like I’m at work. I still have a couple of training days to complete and I can’t wait.”

In her role of Sales Representative, Rachel will be on hand to help those who are looking to buy a new home at Habrough Fields in Immingham. Finding the perfect home can be a stressful and unnerving process, which is why we continuously look to make it as smooth as possible.
