Prospective buyers were able to visit the developments where the Sales Representatives and an Independent Financial Advisor were on hand to help with any enquiries that they had. This was not the first successful Open Weekend for the company, with previous events proving to be just as popular. It seems, from the large numbers who attended, that this really is the right time to buy, with many people jumping at the chance to find their perfect home.

The new show home officially opened at The Manor over the weekend and visitors were able to get an exclusive first look at what to expect from a Peter Ward Home. The four bed, Hertford, left many buyers gushing at the impeccable design and layout with many proclaiming ‘they would happily move in now!’

First time buyers, Corey and Laura, were amongst the many people keen to get a look at the new show home. “We really love how modern the design is. It’s great to see that every house is different in style but are all of the same high quality build and finish standard”.

Corey and Laura have recently bought a three bed, Peter Ward home at the sister site, The Willows in Goole. They came to Gilberdyke, as the show home in Goole will not be ready until early May.

Help to Buy ISA – Opening doors for First Time Buyers

If you are finding it difficult to raise a deposit for your first home, then your luck may be about to change. In the final budget before the general election, Chancellor George Osborne, announced the Help to Buy ISA, aimed at assisting first time buyers secure funds for their new home. This new approach mirrors other existing schemes and changes made over the last few years and show a positive outlook towards the future of the housing market.

Under the new Help to Buy ISA, you can save up to £200 a month towards your first home and the government will then boost your savings by 25%. That’s a £50 bonus for every £200 you save. The minimum bonus you can receive is £400, if you can save £1,600. The maximum is £3,000 if you can save £12,000.

New accounts will be available for 4 years but once opened, there’s no limit on how long you can save for. Buyers can initially deposit £1,000 when the account is opened, as well as up to £200 normal monthly savings. If a first time buyer is able to start their ISA with the maximum £1,000 deposit and can save £200 per month, they could have enough deposit to buy a £125,000 starter home within 21 months. If two people are buying together and can each save the same amount they could have enough money saved to be in their new home within a year.

With this scheme being introduced in Autumn this year, there’s no surprise house builders are feeling optimistic about what is to come. Peter Ward, managing director of Beverley-based Peter Ward Homes, has expressed his views on the government opening doors to first time buyers, who are struggling to source sufficient funds.

Peter said: “ The new Help to Buy ISA now means first time buyers have that extra support and encouragement to save towards their dream home. By saving £200 a month, breaking it down means you are effectively having to save less than £7 a day with a £50 bonus at the end of every month you save. With this new proposal in place and the reduced stamp duty rates, people can take advantage of the help provided and see they can buy their perfect home.”

The Help to Buy ISA will be available through banks and building societies. Interest rates will be set, differing just as with regular cash ISAs. This means you will earn interest like a normal cash ISA as well as getting the bonus at the end.

So if you’re a first time buyer and could benefit from an added bonus, start saving and you could be moving!

How to keep your home warm this winter!

1. Put up curtains

A set of heavy curtains can block out drafts of air. You don’t have to have them shut all the time as the sun shining through the window will warm up the room.

2. Close and seal all doors 

A closed door makes that room another barrier between you and the cold outdoors. It also stops air from circulating as much, which reduces heat loss. So if you are one for leaving doors open around the house, try closing them and see how the rooms will become warmer. You may also want to check around the door frame and under the door. Maybe invest in a door sweep or just simply place a towel there to block any draft.

3. Put down a rug 

If you have laminate or tiled flooring, try covering it with a rugs. Rugs and carpets help prevent heat loss through the floor so when you walk across it your feet will generally feel warmer.

4. Cook

A spot of cooking is a good way to not only warm up your stomach but your Kitchen too. The oven will help to dry the air and heat the room.

With the recent announcement from Chancellor, George Osborne, that stamp duty tax rates are to be changed, we thought we would give you a insight into what this now means for house buyers and how it can help you purchase your brand new home.

What is stamp duty?

Stamp Duty is a tax that everyone in the UK has to pay when purchasing a property. This is charged on any property you buy e.g. flat or house. The rate you pay depends on the price of the property.

What’s changed?

Stamp duty was previously charged, as a single percentage of the entire property price, with fees increasing at the threshold of the rate bands. This meant there was a £5000 tax difference between a property priced at £250,000 and one which sold for just £1 more. Sounds ridiculous right? Well, you’re in luck as this is no longer the case.

The new rates are as follows: (Percentage of portion of property price)

0% up to £125,000

2% up to £250,000

5% up to £925,000

10% up to £1.5m

12% above

From now on anyone purchasing a property above £125,000 will only pay the rate at which the proportion of the price fits in. So for a house costing £295,000 you will pay nothing on the first £125,000, 2% on the next £125,000 and 5% on the remaining £45,000.

What does this mean for Peter Ward Home buyers? An average Peter Ward property sells at £175,000 costing the buyer an additional £1750 tax fee. With the new rules in place, only £50,000 of the overall price will be taxed, saving the buyer £750. What this means is you can now buy a property without the extra worry of raising high additional fees and with the help of Government-backed schemes such as Help to Buy, buyers have more help now than ever before.
